All indications are pointing to a strong start to Tahoe’s real estate season, with sales of single-family homes soaring 87% from April to May, signaling the growing anticipation of summer ahead. Within the Tahoe Sierra MLS region, the median home price of $1.3 million is a 17% increase over April, yet it remains a 13% decrease compared to May of last year. While the number of homes actively listed for sale climbed 52% from April — going from 118 homes to 179 homes — it is still far lower than the supply we typically saw pre-covid, when there were upwards of 300 active listings during the month of May. Low supply with high demand will continue to sustain the median price of single-family homes, which within the Tahoe Sierra MLS is averaging around $1.2 million for 2023 to date.
