During the month of June, 75 single-family homes sold within the Tahoe Sierra MLS region. While this represents a 74% increase over the month of May, it is still a 16% decrease from June of last year. The number of homes actively listed for sale, 249, increased 39% since May and 5% year over year. The median price of $1.23 million was a 5% decrease compared to May; however, it was an increase of 8% in comparison to the same period in 2022. While inventory is rising, the new normal may be well below pre-Covid supply, which is expected to keep median price fairly steady, which has only dipped below $1 million for two months since January 2021.
