In January, the number of single-family homes sold within the Tahoe Sierra MLS area dipped 57% compared to the same time last year; however, median price saw only a 2% decline. The number of homes actively listed for sale climbed 177% from January 2022, while the number of pending sales slid 44%. Median price has been slow to respond to the increased supply and decreased demand, causing many buyers to adopt the wait-and-see mentality, exemplified by the noticeably low sales activity this past month. The record snowfall this season has generated heightened interest in our ski communities, and we will watch what comes to fruition during the next few months.
