Buyer patience has thus far defined the post-Covid Tahoe/Truckee real estate market. Within the Tahoe Sierra MLS area during the month of February, the average number of days on the market for single-family homes increased by 45% from January and jumped by 135% compared to February of last year. In Incline Village and Crystal Bay, the average number of days on the market climbed 80% from January and a whopping 196% year over year. The number of homes sold last month within the Tahoe Sierra MLS region went up 38% compared to January, while median price increased 19%. We are seeing median price hovering only 12% below peak Covid pricing, resulting in buyers waiting to see if and when prices will dip.
