During the month of July, the number of single-family homes actively listed for sale within the Tahoe Sierra MLS area climbed by 84% compared to 2021. The number of homes sold was down 42% in comparison to the same time last year. All micro-regions follow a similar pattern, showing an increase in inventory and a decrease in sales. Median price, however, has continued to rise. The expectation is that with consistently growing supply and decreased demand, prices will begin to drop to a level that spurs more buyer activity. External market factors may be causing buyers to sit tight, but well-priced homes will drive activity.
