The new year started with single-family home sales seeing a decline from both the previous month of December as well as compared to the same time a year earlier. The Tahoe Sierra MLS saw a 32% drop in sales from December 2021 to January 2022, with 56 single-family homes sold during that period. Compared to January 2021, sales were down 21%. The number of homes actively listed for dropped by 31% from December, and was down by 33% year over year, so we can conclude that limited inventory is impacting sales volume. Median price dipped 23% from December but was still up 13% compared to the previous year. In January 2022, single-family homes listed on the Tahoe Sierra MLS were on the market for an average of 35 days before selling.
