With 362 homes actively listed for sale within the Tahoe Sierra MLS region as of Sept. 1, there’s no shortage of homes on the market. Yet, pricing seems largely unaffected by the competition, with the regional median home price hanging on at $1.4 million.

A growing supply of residential homes on the market is benefitting buyers by giving them a wider selection; however median price is holding strong at 10% above where it was last year.

As increased inventory within the Tahoe Sierra MLS region puts pressure on sellers, all micro-regions — with the exception of lakefront properties — saw a dip in median price from May to June.

The number of active listings within the Tahoe Sierra MLS area is regressing back to pre-Covid norms. All signs are pointing to a busy summer, with a surge of supply is expected to boost the market.
