Sales volume across the Tahoe Sierra MLS dropped by four sales from July to August, which was the first July to August decline since 2021. Despite the small decrease in the number of sales, the median price increased — rising across all micro markets in California and Nevada. The lakefront market produced two sales with a median price of $10.9 million, hampered by low inventory; those with precious lakefronts are holding them. In all, the final full summer month showed that the Tahoe market remains strong. As we head toward fall, the remaining supply of listings generally becomes more negotiable for value-hungry buyers.
