In May, the Tahoe Sierra MLS reported a significant 70% increase in listing inventory compared to April. The number of single-family homes on the market has returned to pre-Covid levels and is now the highest recorded since May 2017. Sales volume also rose — up 21% month over month — and slightly surpassed levels seen at this time last year. Despite this uptick in activity, pricing trends moved in the opposite direction. The median sales price fell 20% year over year and declined 11% from April. It’s important to note that May’s median price was influenced by a relatively small number of sales that month and a disproportionately high number of sales in lower price ranges, which may have skewed the data downward.
