June confirmed the momentum we observed last month, with the Tahoe Sierra MLS totaling 72 sales — up 13% from May and matching the pace of a year ago, even as median price lowered slightly from last June. Average days on market dropped to 40, the fastest pace of the year and well below January’s 74-day average. Truckee led the way with 49 closings, up sharply from May’s 33 and ahead of the 44 sold last June, though its $1,225,000 median came in below both months, pointing to more activity at somewhat lower price points. The California Tahoe Basin cooled from May’s surge but is still up 15% year-over-year. Incline Village and Crystal Bay kept building on their strong spring, with 21 sales at a $2,350,000 median compared to just 17 sales at $1,750,000 last June. The lakefront segment held steady with two sales at a $10,900,000 median. Inventory and pending activity both continued to climb, suggesting a strong July ahead.
