In July, active home listings in Tahoe Sierra and Incline Village increased slightly month-over-month and were up 27% compared to last year, while pending sales nearly doubled from the previous month but remained unchanged year-over-year. The median sales price rose by 5% in Tahoe Sierra and 32% in Incline Village from last year. Overall sales volume dropped 30% year-over-year, except for the lakefront market, which saw a significant boom. The lakefront market had 22 homes listed and seven pending sales, with the median sales price of lakefront homes sold in July soaring by 47% year-over-year. Well-heeled buyers are still moving on premium lakefront properties, favoring newer-built or remodeled homes over project properties.
